Please understand that our staff is unable to accommodate any requests for alternate days or times to retrieve your item(s). Buyer agrees to forfeit their item(s) with no refund if they fail to collect their item(s) during the defined event. *** By placing a bid, Buyer agrees to a $100 removal fee that will be added as an additional charge to the credit card on file for the abandonment of any large or heavy item ($100 for each item) such as furniture, appliances, etc. ***

Any buyers entering the home will have to sign a release as always to ensure that if any damage is caused to the home during transport that the liability for the repair is assumed by the correct person.

Please be advised that we receive sometimes hundreds of messages each event and we address each one in the order they come through. In some cases when the volume is extremely high, we regret that our team may not be able to answer every inquiry so we understand if a potential buyer may not bid on an item if the information included is not sufficient for their preferences. We ask that each buyer rely on the information included in each listing to decide whether the item is a good fit for them or not and request understanding in our attempts to respond to each inquiry personally with the most adequate answer possible. Pickup of items is available ONLY on advertised days during advertised times. Please understand that we have limited time for access to the property. Failure to pick up purchased items during advertised pickup times will result in forfeiture of the purchased item(s), ALL SALES ARE FINAL. NO RETURNS, NO CREDIT, OR EXCHANGES.

Please use photos as the most reliable form of item descriptions. Descriptions are to the best of our understanding, and NOT TO BE USED AS THE ABSOLUTE ITEM IDENTIFICATION. All items are sold as-is, where-is.

No early bird arrivals will be allowed - no exceptions. The presence of our team on-site does not mean that we offer the ability of early pickups. In some cases we may open the event 15 minutes early but that is at our discretion and should not be an expectation by the buyer.

Shipping is available for this auction for smaller items with the SHIPPING AVAILABLE designation. We utilize UPS currently so any buyer must agree to cover the proposed cost of packing, shipping and signature confirm via UPS. The local UPS store will contact each buyer independently once the item(s) for any order are dropped off. Buyer agrees to pay the entire cost - refusal to pay the cost that is quoted by UPS staff will result in forfeiture of the order and no refund will be issued as all items then return to the Estate to dispose of as they see fit. Any buyer requiring shipping services agrees to these terms by bidding. If the items are not paid for within 48 hours of the first contact by UPS (phone call to number shown on invoice), the items will be collected from the Store and considered as an abandoned order and entirely forfeited. Our staff normally delivers the order within 72 hours after the end of the defined auction pickup date/time so buyer understands there may be a 2-3 day delay until the items reach the UPS store for processing.
