Our clients are still living in the home and we are assisting them with ...view moreliquidating everything they no longer need so they can transition to the lower living level in the basement which will better suit their lifestyle as their Son moves into the main area of the home to assist them with the next chapter of their lives. All the large items in this Part 1 are located in the basement and will need to be transported up one set of stairs. The smaller items will of course be ready for collection in the main garage off the street as always our buyers can get in and out with efficiency.

Any buyers who purchase large or heavy items (requiring more than one person) agree by placing a bid to bring sufficient help to remove the item(s) safely. Buyers agree to the defined pickup times listed on the event page - it is the buyer's responsibility to ensure they are available to attend the specific day and time listed. Please understand that our staff is unable to accommodate any requests for alternate days or times to retrieve your item(s). Buyer agrees to forfeit their item(s) with no refund if they fail to collect their item(s) during the defined event.
Any buyers entering the home will have to sign a release as always to ensure that if any damage is caused to the home during transport that the liability for the repair is assumed by the correct person.
Pickup of items is available ONLY on advertised days during advertised times. Please understand that we have limited time for access to the property. Failure to pick up purchased items during advertised pickup times will result in forfeiture of the purchased item(s), ALL SALES ARE FINAL. NO RETURNS, NO CREDIT, OR EXCHANGES.
Please use photos as the most reliable form of item descriptions. Descriptions are to the best of our understanding, and NOT TO BE USED AS THE ABSOLUTE ITEM IDENTIFICATION. All items are sold as-is, where-is.
No early bird arrivals will be allowed - no exceptions. The presence of our team on-site does not mean that we offer the ability of early pickups. Please respect the defined day and time described on this event page and wait patiently until the event begins if you do happen to show up early. In some cases we may open the event 15 minutes early but that is at our discretion and should not be an expectation by the buyer.
Shipping is available for this auction for smaller items with the SHIPPING AVAILABLE designation. We utilize UPS currently so any buyer must agree to cover the proposed cost of packing, shipping and signature confirm via UPS. The local UPS store will contact each buyer independently once the item(s) for any order are dropped off. Buyer agrees to pay the entire cost - refusal to pay the cost that is quoted by UPS staff will result in forfeiture of the order and no refund will be issued as all items then return to the Estate to dispose of as they see fit. Any buyer requiring shipping services agrees to these terms by bidding. If the items are not paid for within 48 hours of the first contact by UPS (phone call to number shown on invoice), the items will be collected from the Store and considered as an abandoned order and entirely forfeited. Our staff normally delivers the order within 72 hours after the end of the defined auction pickup date/time so buyer understands there may be a 2-3 day delay until the items reach the UPS store for processing.
